I can't change any of the metadata. All the box are greyed out.

By default, you can only change the metadata only when the files are in your library (the data needs to be saved somewhere). So if you want to edit files from the Folder tab that aren't in your library. You will need to follow the instructions in the Writing metadata in the book file wiki entry and Allow writing of Book info into file.
