I want you to know that it's important to direct mail your database once a month, too.

You’ll want to adjust your messaging today to address this with your database.
It’s clear that humanity is facing a crisis as the disease spreads.
It’s important we listen to our scientists on the front lines and do our part to slow the progression.
Today, we made the decision to let our 60+ employees work from home.

As the national conversation shifts to “How will the virus affect me?”, I believe it’s your role as their professional to bring fact-based guidance to your customers and contacts.

How to pick the best video topic customers want

With that in mind, let's talk about this week how to create videos customers want to watch.
There are 5 ways...
1. Local commentary on national news
Go to Google News (https://www.getvyral.com/e2t/sc2/MmZ-8ykr0_MW64zkN_6lBxCsW5p6rbC7NNfkcW2nrL2n5NHpmMdBzP8Q04 ) and search for the topic “Real Estate (https://www.getvyral.com/e2t/sc2/MmZ-8ykr0_MW64zkN_6lBxCsW5p6rbC7NNfkcW2nrL2n5NHpmMdBzP8R04 ) ”. You’ll see top news stories across all media outlets you can pass along to your database. Make sure you pick an authoritative news source (https://www.getvyral.com/e2t/sc2/MmZ-8ykr0_MW64zkN_6lBxCsW5p6rbC7NNfkcW2nrL2n5NHpmMdBzP8S04 ) , by the way, and not “The Onion”.
Make a quick video on how that national story is relevant to your local market or audience. For example, “The national news just released a story on how home prices are being affected nationally, but that’s not what we’re seeing here. Here’s what you need to know….” Include a link to the main story in your email/video/blog, too.
*TIP: Build a media list and send your videos to local journalists (https://www.getvyral.com/e2t/sc2/MmZ-8ykr0_MW64zkN_6lBxCsW5p6rbC7NNfkcW2nrL2n5NHpmMdBzP8T04 ) . I bet they quote you for a local story, too.
2. Google search suggestions
Go to Google and type in “home prices”. You’ll see what people are searching for right now. Take a look at the example above. In this case, let's pick "home prices dropping" and make a video titled “Are home prices dropping in (area)?” or “Are (area) home prices going down?”.
Make sure you include these keyword phrases in your YouTube and blog titles to get in on the current search traffic. Google is telling you exactly what content to make (and how to title it) based on what people are typing in the search engines. How useful is that?
3. Niche in-market search terms
I love the first two suggestions above since you can create timely topics for everyone in your database. However, this is a powerful strategy to go after people who are “in-market” now to buy or sell. Generally, you don’t send these types of videos to your entire database since they appeal only to a specific in-market audience.
However, they are perfect to sit on YouTube optimized well for a niche keyword phrase to get found by someone ready to hire you. That's called an 'in-market audience'.
I want to give a shout out to Ken Pozek in Orlando for this example (https://www.getvyral.com/e2t/sc2/MmZ-8ykr0_MW64zkN_6lBxCsW5p6rbC7NNfkcW2nrL2n5NHpmMdBzP8V04 ) . In Orlando, there are a lot of international buyers who want to own property in specific buildings, communities, and neighborhoods. He made video tours and posted them on YouTube, optimized for that niche keyword phrase.
Here's an example (https://www.getvyral.com/e2t/sc2/MmZ-8ykr0_MW64zkN_6lBxCsW5p6rbC7NNfkcW2nrL2n5NHpmMdBzP8W04 ) (pay attention to the super niche YouTube title):
When buyers want to get a “feel” for an area (which they can’t from data-only sites like Zillow), they search for that area/neighborhood/building on YouTube. They then find your video and likely contact you. Make a list of every building, community, and neighborhood in your town, then make a “tour video” of it.
You’ll likely get buyers in this case contacting you to do business from search engines. Best of all, they will be ready to buy or sell since they are “in-market".
4. Question and Answer
This is my go-to strategy. Start writing down questions customers ask and, well, answer them. Google “real estate FAQ (https://www.getvyral.com/e2t/sc2/MmZ-8ykr0_MW64zkN_6lBxCsW5p6rbC7NNfkcW2nrL2n5NHpmMdBzP8X04 ) ” - or whatever your profession is. There’s your list of topics!
Also, think about questions people ask you now during your normal course of business. Answer them! Dave Ramsey (https://www.getvyral.com/e2t/sc2/MmZ-8ykr0_MW64zkN_6lBxCsW5p6rbC7NNfkcW2nrL2n5NHpmMdBzP8Y04 ) and Gary Vaynerchuck (https://www.getvyral.com/e2t/sc2/MmZ-8ykr0_MW64zkN_6lBxCsW5p6rbC7NNfkcW2nrL2n5NHpmMdBzP8Z04 ) have done really well with the Q&A strategy; they are exceptional role models.
Above is a Q&A video answering the question "How do I hire a telemarketer to generate seller leads? (https://www.getvyral.com/e2t/sc2/MmZ-8ykr0_MW64zkN_6lBxCsW5p6rbC7NNfkcW2nrL2n5NHpmMdBzP8-04 ) ". This is exactly how it should be assembled for maximum impact with a teaser, intro, story, content, and outro/end-card (I’ll cover this in a later message to you).
5. Keep it 90% personal
Finally, think about sending out something mostly personal. A great strategy is to share what you’re listening to, what you’re watching, what you just bought, what you’re reading, what you’re working on and more. The goal is people get to know you as a person.
Above is an email example Tristan Ahumada sent to his database I wanted to share with his permission. It’s a strategy you can model, too. Make sure you still leave in a call to action for people to do business with you, as Tristan did here.

I’ve been speaking with our clients all last week (and over the weekend) to stay on top of what's going on in the industry.
Here's what clients are doing to make a living - safely - with the growing pandemic.
1. Remind people real estate is still selling
Clients are posting on their Facebook business page daily with how many homes came on the market, how many went pending, and how many sold. You want to remind people real estate is still moving. We can put these stats in your emails to your database. This is the #1 thing people need to hear to reassure their house will sell, or their offer will get considered, if they want to buy.
2. Real estate can be bought or sold safely
Let everyone know you can meet by video conference, show homes virtually (https://www.getvyral.com/e2t/sc2/Mm-nFbkcbJ8W81wd5Z4QF0dMW8sRdpJ5QsB7JW5LPdK75n0ZGJf1HVPN233 ) , put hand-washing stations (https://www.getvyral.com/e2t/sc2/Mm-nFbkcbJ8W81wd5Z4QF0dMW8sRdpJ5QsB7JW5LPdK75n0ZGJf1HVPN243 ) outside of the home for showings, and more. People still need to move. Remind people that (just like Uber Eats lets you know they can leave the food at the door) it’s possible to sell real estate with minimal human contact (6 feet apart). Explain exactly how you’ll do that, get on video and communicate from your webcam as much as you can. If the late night show hosts are doing it, you can too. We’ll help you.

3. You provide free guidance about buying or selling
Let people know you’re there to talk about buying or selling real estate. Tell stories in your communications about questions people are asking with your answers. Hot questions right now are, “Will home prices drop?” and “What if I can’t pay my rent or mortgage?”. Bring up these 3 critical talking points in every communication.
Real estate is still selling, it can be sold safely (in most states as of now) and you’re free to talk for complementary guidance anytime.
Here are a few other trends I'm seeing....
- Distressed homeowners - New pre-foreclosures, expireds, vacants, liens, bankruptcy, divorce, code violations, and probates are added daily to the CRM for agents to cold call and offer complimentary home selling advice (or invite to the workshop below). They receive your videos when you have permission to email them after speaking with them on the phone. Also, add them to your monthly postcard on the Vyral Marketing Plan to nurture. There is a tsunami here coming down the pipeline tragically, be ready to help them. Follow all DNC and TCPA laws.
- Seller workshops - Clients are communicating with homeowners (ideally those likely to downsize) via direct mail to register on EventBrite for seller workshops via a Zoom webinar (https://www.getvyral.com/e2t/sc2/Mm-nFbkcbJ8W81wd5Z4QF0dMW8sRdpJ5QsB7JW5LPdK75n0ZGJf1HVPN283 ) . You’ll explain all the ways a home can be sold safely with market updates, staging insight, and your marketing plan. Prospects book phone consultations with you afterward. Get the listing contract signed over Zoom using Docusign or DotLoop.
- Current database - We’re re-exporting all your contacts from your CRMs and making sure they all get your 2 videos a month, re-targeting on Facebook, monthly postcard, and timely phone calls you can prioritize by seeing who watches your videos (this can be tracked). You also want to take all your archives and send them simple email/text “Are you still interested in buying or selling a home? I can do it safely given the situation, so you know.” You'll work the responses for conversations that lead to new business. Lots of opportunity sitting there. Do not mass text, it's illegal. If you do text, it needs to be done one by one, manually, by a human.
- Work from home calling - There are sadly millions of people (https://www.getvyral.com/e2t/sc2/Mm-nFbkcbJ8W81wd5Z4QF0dMW8sRdpJ5QsB7JW5LPdK75n0ZGJf1HVPN293 ) who have lost their jobs looking for work, ideally from home, to stay safe. It’s time for us to step up and lead them as entrepreneurs, marketers, and salespeople. My wife, for example, has friends who are in teacher Facebook groups, “mommy" groups, neighborhood groups and more. She asked her friends to post she’s hiring people to work part-time from home to call people in her database to ask if they need real estate help. She pays $100 for every appointment she accepts. She runs the applicants through an assessment (https://www.getvyral.com/e2t/sc2/Mm-nFbkcbJ8W81wd5Z4QF0dMW8sRdpJ5QsB7JW5LPdK75n0ZGJf1HVPN2b3 ) to make sure they are high D/I and motivated by money and influence (the best traits for salespeople). They make a handful of calls a day from home, lead over Zoom by her for coaching/feedback, with real time insights from a virtual phone system (https://www.getvyral.com/e2t/sc2/Mm-nFbkcbJ8W81wd5Z4QF0dMW8sRdpJ5QsB7JW5LPdK75n0ZGJf1HVPN2c3 ) . It's about 80 dials to a phone appointment right now, so they set an appointment a day. We all have an unprecedented opportunity to help people make money by training them how to set appointments from home with people who need our help at this time.

Year to date GCI is $5.5 million dollars with a gross profit (after agent splits) of 45-50%. They closed 982 last year and are on pace for the same this year, in a market that's down 28%.
They are also in position to earn a lot more money with the buy-side changes coming since they are listing based.

I flew up to Detroit and shared how we work at Vyral Marketing so he could build it for himself to offer to his agents.
As the market corrects and more agent teams must turn their lead receiving buyer’s agents into lead generating listing agents (or recruit new listing agents), this is a huge value proposition.
I just want to share that insight for you today. I’m seeing a trend of agent teams taking over the database marketing work for their listing agents and just doing “Vyral Marketing” for them.
We do have team owners hiring us directly to help a few key agents on their team, and they are paid back through their agents’ increased production or through a vendor program.
