Cleanup: Update readme

* Update Navigation section * Update Item properties section * Gitpod: Add how to open the app without the "service available" notification * Update Open a trace section * Add Open a view section * Mention highly visible navigation limitations * Explain utility of tracing * Move test section to dev info: The test section should be with the other contributor information since users wouldn't be running the tests.
