What is the createToken call used for

I'm trying to create my own ERC721 with the factory, but I'm wondering about the createToken call. From looking at this:

I can't figure out what that last contract address should be.

Also, if I look at the tests here:

it gets called with two URIs and a { from: tokenOwner } arg, plus the factory gets created with a beacon, which I'm not sure what it's for.
